E-invoicing for property and building management companies
Many contractor invoices, large sums, changing payees: exactly the risk profile that invoice fraud exploits. We check every incoming invoice before you pay.
Typical challenges
IBAN check before every payment
Tradespeople, caretakers, cleaning services: large sums paid to changing payees are a classic target for payment diversion. We match every incoming invoice against the supplier history and warn you if the bank details have changed.
Documented to GoBD standards
Every invoice is archived unalterably with a checksum, and the full export supports traceability for owners' association (WEG) and service charge statements.
Mailbox automation
Incoming invoices from a connected mailbox are detected automatically, validated with KoSIT and examined for signs of fraud before anyone pays.
Based on real cases and official figures
We are not inventing a problem. Sources from business, the police and the EU show how widespread invoice and IBAN fraud is in Germany, and why the bank check alone is not enough.
36% of companies affected
Bitkom (German digital industry association): more than a third of German companies have been hit by fraud involving fake suppliers or invoices, and the trend is rising.
Fraud is a mass offence
German police crime statistics 2024: 743,472 recorded fraud cases in Germany.

Authorities are actively warning
“More and more manipulated digital invoices in circulation”: an official warning from the German Chamber of Commerce and Industry (IHK).
The scam has a name
Payment diversion: fraudsters swap only the IBAN on an invoice that looks genuine, as explained by Commerzbank.
The bank check is not enough
The new mandatory EU check (Verification of Payee, since Oct 2025) checks the account when you make a transfer, not the invoice itself.
Disguised fake invoices, too
Directory listing scams: around €350 million in damage per year from invoice-like offers (estimate by DSW, the German Protection Association for the Economy).
A note on the data: there is no official statistic specifically on invoice IBAN manipulation. The figures come from industry associations, public authorities and EU sources. We link to them openly and do not gloss over anything.
Frequently asked questions: E-invoicing for property management
Why are property managers a particularly attractive target for invoice fraud?
On behalf of owners' associations, property managers regularly pay large sums to many changing contractors. Fraudsters deliberately exploit exactly this pattern (many payees, high amounts, rarely any personal contact) for payment diversion.
How does the service detect a manipulated invoice?
Every incoming invoice you check is validated against the official KoSIT validator, and the visible IBAN is compared with the machine-readable data and the supplier history. If the bank details differ from earlier invoices from the same contractor, a red warning appears.
Does this help with service charge or owners' association (WEG) statements?
The GoBD full export delivers all archived records with an integrity manifest. This supports traceability towards owners, tenants and auditors, but does not replace tax advice or legal advice on owners' association law.
Can several property managers work together?
Yes, via team invitations with roles (owner, admin, member) and an optional four-eyes principle for approvals.
